What We Do / Custom Homes
Custom Homes
Build the right home,
not just a home.
Planning, designing, and building a legacy home is no easy feat. We pride ourselves heavily on advising and implementing these visions while strategically representing our clients throughout the design and build process. Custom homes require hundreds of decisions throughout an extensive, and detail-orientated design phase. We make sure that this process is as streamlined and enjoyable as possible. We take the time to ensure our clients understand their options, which foster educated decisions, while capturing every view, detail, and idea. Earnest planning up-front saves a lot of potential mistakes downstream before your home begins construction.
The process
Hundreds of decisions,
made in the right order.
Client Introductory Meeting
Before any initial lot analysis, floor-plan programming, or material selections are finalized, we seek to understand our client’s needs and wants. We manage and set transparent expectations between parties while introducing our team. This meeting helps us better understand our project-oriented goals, identify constraints, and decide where to begin our process. This is the initial stage of a great relationship between client & builder, and we look forward to garnering your trust.
Design Phase
Whether your plans are nonexistent entirely, pencil-drawn on a napkin, or finalized and ready to submit for permit, we are here to help based on your personal circumstances and can serve those needs. EARNESTBUILT delivers a professional industry project delivery method of CMAR (Construction Manager at Risk). This method creates big-room collaboration between contractor, designers, and owner in the beginning stages, which results in minimal miscommunications, constructability issues, HOA misinterpretations, and design errors. Our preferred design consultants are always available and have been serving Northern AZ for years, drawing exceptionally pleasing homes that exceed expectations.
Budgetary Phase
The elephant in the room: “the budget.” Having an honest understanding of this is integral to staying efficient while capturing wants and must-haves. Our custom-tailored GMPs (Guaranteed Maximum Price) are itemized proposals that give the contractor full responsibility to deliver your home from breaking ground to receiving keys. Value-engineering opportunities are presented whether the project is under budget or over budget. As your builder we take great pride stewarding your financial assets and seek to protect you in your decision-making. If your plans and your budget don’t line up, you’ll hear it in the first meeting. We’d rather have the challenging conversation early, while it’s still cost-friendly and entirely yours to decide.
Building Phase
During construction we hit the ground running, implementing a myriad of tasks. Our experience gives our clients peace of mind knowing that we are managing the build in depth. Proactive management helps minimize errors on the job and eliminate potential unforeseen cost impacts. We hold our trade base to “our standard,” not the “industry standard.” Our QA (Quality Assurance) & QC (Quality Control) procedures comb through the small details, keeping punch items minimal. Rest assured, periodic project status reporting is provided to all our clients: photos of your project, schedule updates, pay applications, milestones, and interactive client meetings and decisions are promptly reported to convey the progression of your project. It’s not a matter of “if” but “when” challenges arrive on the job; how we respond and solve those challenges is what sets us apart.
Turnover Phase (The Keys)
As your project progresses toward substantial and final completion, we give adequate notice for the NHO (New Home Orientation) of your home. We know transitioning from one residence to another can be stressful. With the proper notices we strive to accommodate our clients so that utilities can be activated, rental leases can be ended, primary residences can be sold, furniture can be staged, and owner move-in is seamless. When the keys are received, that’s not the last you will see us. Once turnover is completed, your New Home Warranty begins, and if anything should arise, we will be there to address it. We value our clients and look forward to a good-faith relationship with all who decide to build with us.
On the job
From the ground up.
The same order the drawings describe, in the field: footings, stem walls, then the frame.
The right home
01
Fit, not size.
The right home fits how you actually live, not the biggest footprint the lot allows. We design to the life first, and the square footage follows from it.
02
Quality you won’t see.
The parts that matter most are the ones you’ll never point at: the framing, the flashing, where the water goes when it rains. We build those like they’re on display.
03
A collaborative build.
We work alongside design professionals in a collaborative environment, from the first sketch to the final walkthrough, delivering the home you actually want.
Start with the first meeting.
Before the plans, before the budget, a conversation about the home you actually want.
