We evaluate the specific aspects
of your lot before we build.

Whether you have a lot already or are looking to buy a lot, we will evaluate the slope, access, utilities, water, flood plain, and anything else that might affect your build, before we start building.

The read

What a lot evaluation
actually covers.

Slope & grade How the house has to sit on the land, and the earthwork it takes to get it there. A steeper grade is a different budget, not a different view.
Access How you actually get in, and whether the driveway is a line on a map or a real number.
Utilities Power, water, sewer or septic: where they are today, and what it costs to reach them from where the house wants to be.
Water & drainage Rainwater runoff, monsoons, and flooding can all affect how your build will sit on your lot.
Setbacks & density Setback and density include how far your build is required to be from neighboring plots and forest. This gives us a good idea of the buildable square footage we can put on the lot.
Real cost The cost to build on each lot is different. We are honest and upfront about pricing and what affects it before we start building.

Before you buy.

We will walk different lots with you and help you choose the best fit. We will tell you what it will take to build on each lot, and what factors we will need to consider while building your home.

Land you already own.

If the land is already yours, we read the same things and form a plan around them, so the house sits well on the lot you have, and works with the ground instead of against it.
